DESCRIPTION OF DOCUMENTS:
The Condo Association's Declaration of Condominium is a 151-page document originally created by the developer that consists of the declaration and five exhibits. Due to the length of the document and size of the file, the declaration is split here into the following five parts (searchable PDF files). When you open the document, you may search for keywords by entering the terms you are looking for in the "search" bar of your Adobe Reader software.
- DECLARATION Part 1 covers definitions and provisions for property development; common property; voting interests; association description; insurance requirements; the amendment process and other matters.
- DECLARATION Part 2 covers provisions for occupancy and use restrictions including lease and deposit requirements for rentals; parking; maintenance, repair and alterations; assessments; common expenses; wildlife information and other matters.
- DECLARATION Part 3 provides legal descriptions of the property; surveys; and plot plans.
- ARTICLES is a copy of the Articles of Incorporation.
- BYLAWS is a copy of the adopted Bylaws.
RULES are the rules and regulations adopted by the Board of Directors, typically adopted as ways to more specifically enforce the obligations already in the governing documents (Declaration, Bylaws), in response to community requests and concerns that impact a significant majority of condo owners.
SUMMARY: CONDO GOV DOCS is a brief summary of some of the provisions in the declaration, bylaws, rules and regulations that owners most often ask about and is the summary that all renters must acknowledge reading by signing a copy to be delivered by the owner to management when leasing (the summary is also available in FORMS for owners to have their renters sign).

CONDO OWNERS WHO RENT : Please read the OWNERS WHO RENT: GUIDELINES document, below, and follow the step-by-step instruction. Renters will not be provided access to Esplanade on Palmer Ranch, the Amenity Center, the Bahama Bar or the pool until the condo owner complies with all the requirements set out in the instructions. You must also comply not only with Esplanade Master HOA requirements for a rental application but must also comply with the Garden Homes Condo Association requirements.
